We hope the new website can become something that you use every day to keep in touch with neighbors, learn about issues in the community, express your opinion about a topic that relates to Ivy Walk, or ask a question of a board or committee member. We look forward to making this website a useful tool to help all of our residents!

| Maintenance Information You Can Use |

Dear Fellow Residents
One of our largest and least definable expenses is the maintenance of our property and buildings. Many of our building are now over six years old which is resulting in an increasing number of requests from homeowners for maintenance repairs. As our homes age, your Board wants to proactively manage our maintenance expenses. As part of this process, the Board has created a Maintenance Committee to manage the ongoing maintenance and repair issues facing our community. The Committee has summarized the by-laws to assist you in understanding which maintenance expenses are the responsibility of the Association and which expenses are the responsibility of the home owner. The maintenance guidelines are a living document that will be amended as we learn more about the type of issues we are facing as our community ages.
The most common types of maintenance issues we have experienced so far are:

Rotten Wood trim

Rotten Bay Windows & Dormers
Identifying potential maintenance issues early is critical to minimizing our repair expenses. You can play a very important role by notifying our management company whenever you observe a potential repair. Many of you have already been very proactive and the Board appreciates your help in this area. Our management company, with the oversight of the Board, will prioritize how specific maintenance needs are scheduled. Emergency repairs will be scheduled immediately. Other types of less critical repairs may be scheduled to minimize the overall cost of repairs by grouping like types of repairs together.
Certain types of repairs will be the responsibility of the Home Owner. Our management company will be happy to assist you in budgeting and scheduling these types of repairs. We anticipate certain types of repairs will result in repair costs that will be paid partially by the Home Owner and partially by the Association. In all cases we will strive to fairly evaluate this responsibility.
You may be aware that all of our buildings are in the process of being repainted on a regular schedule. Our property has been divided into sections that correspond to the order of the construction phasing. To date approximately 75% of the complex has been repainted. You can expect that if your building is in need of repainting it will occur in accordance with the repainting schedule.
The goal of your Board is to maintain the high quality image and materials of our community as we manage the exterior maintenance and repairs of our homes.

Due to a significant number of parking issues over the past few years, the Ivy Walk HOA Board of Directors has recently adopted a resolution that will help clarify and enforce the existing parking rules and regulations which are contained in our neighborhood covenants.

| Heritage Continues as Ivy Walk's Propterty Management Company |

After a year of excellent service to our community, the Board of Directors has renewed the contract with Heritage Property Management Services, Inc of Atlanta as the property manager for One Ivy Walk (both Townhomes and Condos). Last year you should have recieved an introductory letter from Olen Robinson, our property manager at Heritage, explaining some of the functions they will be providing. A copy of this letter can be downloaded from the Documents section of this website, or by clicking the links below:

Unfortuantely we only have about half of the residents signed up in our database. Please tell to your neighbors about the new website and ask them to "Register" on the Home Page to get a login account. We want everyont to be active on the site. |
